Homes currently Under Contract are up 6% year over year for June. And, New Escrows Added in the Month are also up by 4.5%. June 2020 is outperforming June 2019 with Buyer Demand.
Closings reached a low of 1,999 in May 2020 , June 2020 Closed units were up to 2,818.
40% Increase month Over Month.
From May 2020 to June 2020, Available Inventory decreased from 7,503 units in May to 6,600 units in June. A 11.8% decline in Inventory
We are currently seeing about 850-950 new listings added per week. This has been the case for the past 2 months. +/- 200 units per week below 2019 Listings Added in the same timeline.
Closed units in July should exceed 3000 based on how many have closed so far and the current amount of escrows we are showing.
In June 2019, Median Sales Price for a Single Family Residences was $305,000. In June 2020, that price had increased to $329,000. 7.9% increase year over year.
